Sunshine Coast Luxury Home Dazzles - BlueScope LYSAGHT® media release

When it comes to designing a house built for luxury and sophistication, Tunba House just off of Queensland's Sunshine Coast is the epitome of flexible and beautiful design teamed with practical living.
The house is nestled amongst rugged and picturesque greenery, capturing the expansive views of rolling countryside and sparkling ocean beyond.
The design brief focused on incorporating the home into the natural splendor of the surroundings while still creating a stunning family home. The striking luxury of both the interior and exterior and positive integration of the environmental elements makes entertaining a delight for both guests and hosts.
The home's designer, Ben Thornton at SBT Designs, commented, "The beauty of this home is not only in the aesthetics but how it works so well with the environment."
The building is designed with sustainability in mind. It complies with the star rating for the BCA by incorporating passive solar design principals and allowing for an increased natural lighting and ventilation to the home.
The recognition and assimilation of the natural elements means the best aspects are accentuated, through the light pod-style roof and passive solar panels. Negative elements are protected against with the cooling water pools and protective stone wind walls.
At 1,000 square metres, the home was designed around a series of roofing pods to distinguish living, sleeping and working areas in a cohesive manner. These pods allow maximum natural light to stream into the core of the home. Shaded water features have also been utilised to ensure a cool and fresh ambience accentuated by the open flowing floor plan.
The connection between the natural landscape of the surroundings and the spectacular luxury of the design is created through the use of roofing made from ZINCALUME® steel. Use of this material fitted with the pod style design of the home and the curvature of the roof eased the progression from nature to habitat.
As well as the advantage to design, ZINALCUME® steel was chosen for the roof and guttering for its durability and flexibility. LYSAGHT BONDEK® was chosen to support the internal and external flooring zones, which gave a permanent formwork structure. This allowed the under croft area to be utilised as a storage while the building above floats on the hillside.

BDAQ 2010 Award winning design

SBT Designs have been awarded for the best residential home over 450m2 in the Queensland Building Design Awards for 2010. The state award recognises the amazing design for the home that stretches across the ridge of the site and speads out with sweeping terraces that have soft curved edges. The home has a grandeur from entry gates and the winding road that leads you up the ridge passing through grassed fields and skirting the treed ridge line. The building appears with a bold form and has an organic grounding with the base landscaping walls of stacked local stone. The port cochere entry features a grand scale and uses recycled timber posts and beams as does the entry gates frame. The main living room features a setdown floor to provide an intimate formal living space and the use of the wrap around seating offers a great social gathering space. The increased ceiling height in the living room create a hierarchy of the dominance in the overall spacial planning of the home. The lounge space also features a two way wood fire place, shared with the formal dining. As with every section of the home the refinement of the dining is evident in the addition of the concealed wood store that is accessible from the living room and has a second external access to allow for easy restocking of the fire wood as sourced from the site. The outdoor rooms have been design to provide soft genital curves that point out towards the views focal points. The curved terraces create an organic flow to the building and provide a calming transition between each outdoor space. Stepping pads across the water, gas flares and water movement both internal and external complete the engagement of the senses as the flow through the home becomes and journey that plays with light, space and sound.

Braeden Constructions have taken out the Queensland Master Builders 2010 Sunshine Coast Regional Awards for House of the Year for the 2nd year running.

The award recognises the level of detail and craftsmanship that Braeden Constructions have applied in the completion of the project. The continual pride in the work is a credit to Mick Devlin and his team of builders.

Bagara Beach House - Renovation

The house is situated in a unique location that required a careful approach in the planning and construction of the home. The existing home consisted of an irregular shaped double storey residence that sat beside a water course and on the door step of Baraga Beach. The beachside location is home to nesting turtles and required an extremely sensitive approach to the design and construction of the home.

In order to minimse the site impact the additions to the home where designed to focus on added an addition storey and limit the overall site footprint. The reduction of the building footprint also ensured that a greater setback from the waterway and dune was able to be provided. In order to maintain and enhance the waterway the existing vegetation to the waterway was maintained and further enhanced with a clear spanning bridge and additional re-vegetation to the waterway bank. The native vegetation and additional vegetation were used to provide not only bank stabilisation but to further develop the existing native coastal vegetation.


The construction of the home was performed as best practice with sediment control barriers in place during all stages of the construction works through to the completion of the landscaping and other water control measures.

The initial demolition works were carried out in a delicate manner in order to salvage and recycle as much of the existing building as possible. Where building materials were not able to be re-used the waste materials taken from the site were separated and elements such as steel and timber were recycled in order to reduce the environmental impact of bulk land fill. The works carried out in the demolition and during all phases of the construction engage local trades and building material suppliers to further reduce the overall buildings carbon footprint.
As for the design of the building, the planning consideration undertaken for the building and the site were focused on the assessment of the site’s local climatic setting. The extreme marine exposure became not only a material selection issue but also a consideration in the function of the home and its occupants. The design of the pool and outdoor social spaces allows for the outdoor living to take place in all weather conditions. The simple addition of separate outdoor living spaces allows for the eastern deck space to be utilised for the perfect aspect to capture the morning sun and lighting the kitchen spaces. The large gas strut servery window allows for the seamless integration of the kitchen and outdoor living. Should the weather turn nasty the sheltered north western deck can offer the perfect retreat away from the south easterly winds.

Control of the breeze path through the building is a breeze with the installation of large opening and louvre windows to allow for a dedicated control of the building ventilation. The separate living / art studio zone on the second level offers the sweeping view both over the waterway and out to the beach through the filtering of the coast Casuarina trees. The master suite located on the upper 3rd level provides the ultimate space with access the prevailing breezes. With these pods being only one room wide the easy of cross ventilation is achieved and controlled with large panels of louvre windows. The addition of the viewing balcony on each level further enhances the connection with the external environment.

As with clear breeze paths provided through each room the building is also packed full of bulk insulation to all roofs and external walls which collectively provide a thermal comfort level to reduce the buildings requirement on artificial heating and cooling. The provisions of solar hot water heating to further reduce the buildings operation cost and environmental impact is completed with a hot water ring main. The ring main is used to reduce any lag time and reduce the water loss suffered from traditional hot water systems. Sensors to the bathrooms trigger the pump that circulates the hot water ring main and allow for instant hot water at the fittings thus limiting the water running time. Water collection is another feature of the home. The offers an impressive 35,000L water storage tank which is fitted with dual filters and a UV stabilizer and automatic mains back up should this ever be required.

The construction of the swimming pool and spa was carried out to ensure that the filtration system was to be as efficient as possible. The pool and spa are calibrated with the yearly seasons to ensure that the chlorination and run times are optimized to ensure that excessive power consumption does not occur. The pool operation times are reduced during the winter months to compensate the reduced solar exposure. Programmable systems were used to run the pool operation and designed to operate on a calendar and 24hr clock to ensure correct function during the required daylight hours.
Lighting systems for the house were required to be custom designed to ensure that the environmental impact to nesting turtles was nonexistent. Programmable lighting was used in the design to minimise the impact of the artificial lighting effects on the marine turtle nesting along the Wongarra coast. The lighting has been programmed to dim the lights to 50% strength, and turn some lights off completely 1hr after sunset and resume normal operation 1hr before sunrise during the October to April nesting season. Turtle friendly low pressure vapour lights for outdoor lighting was used and positioned plus shaded to reduce light spillage.

Whilst the home offers the very latest in automated design and features, the home also creates a sensual experience that excites and stimulates you as you pass through each and every space of the home. Even in providing the very best in materials and finishes the environmental impact has been reduced with clever design, careful construction and site management to create wonderful space to live, work and play.

QMBA - The Award Winners

SBT Designs wishes to congratulate the winning builders and trade contractors in the 2009 Queensland Master Builders Awards - Sunshine Coast. Two of our homes proved to be winners on the night.

Our Beaches home took out the Best Home in the over $2 million category and also the top prize of Home Of The Year. Braeden Constructions excelled in the quality of workmanship and detail. The location of the site proved to ensure that only the best builder could create the home as it stands today, A true master piece of design and construction. Braeden Constructions will now lead the charge to the state finals. The beaches home also featured fabulous cabinetry with Minka Joinery awarded the prize for best trade contractor. The use of concrete, steel, glass and perspex walls shows how outstanding the workmanship was needed to be. The home is faultless with the builder and trades taking pride in the building.

Alan Little Coastal Homes also won for the White Residence for new homes $551k - $700k. This home is situated on a steep site surrounded by bush and extensive ocean views. The home was also located in a bush fire zone added to the complexity.

Airlie Beach Home



Just completed! Airlie Beach ( Shute Harbour ) is home to our latest design. The home has a dramatic entry with the bold 2 storey timber wall and concealed entry door. Facing the view the home opens up with light weight cladding and clean smooth lines. Extensive glass, bi-fold doors and gas strut windows allows for the home to open out towards the views over the Whitsunday Islands. The wide overhangs create the perfect shading to the home.
